Jack Guttman pays $15.9M for three properties in Hunts Point

Jack Guttman through the entity 1180 Randall LLC paid $15.9 million to Todd W. Hooper through the entity Hooper, Todd W for industrial (F5) at 531 Tiffany Street in Hunts Point, Bronx, retail building (K9) at 1180 Randall Avenue in Hunts Point, Bronx, and industrial (E1) at 1194 Randall Avenue in Hunts Point, Bronx.
The deal closed on October 26, 2021 and was recorded on November 5, 2021.
Guttman has purchased at least four other properties in Hunts Point since March of 2020, according to an analysis of PincusCo data, for a total of $17.5 million.
The three properties in this recent acquisition have 51,250 square feet of built space and 48,800 square feet of additional air rights for a total buildable of 100,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $309 and the price per buildable square foot is $158 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Todd W. Hooper was Todd W. Hooper. The signatory for Jack Guttman was Jack Guttman.

Within a 400-foot radius of 1180 Randall Avenue, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a sale which Jack Guttman bought the 21,000-square-foot, two-unit industrial (F9) on 512 Tiffany Street for $6.3 million from Marc Herrmann on April 2, 2020.
