Israel Weinberger signs $16.7M refi loan with New York Community for two rentals in Washington Heights

Israel Weinberger through the entity 2-12 Pinehurst LLC as borrower signed a refi loan with lender New York Community Bank through the entity New York Community Bank valued at $16.7 million for two rentals including the 54-unit rental (D1) at 2 Pinehurst Avenue in Washington Heights, Manhattan and 61-unit rental (D1) at 12 Pinehurst Avenue in Washington Heights, Manhattan.
The deal closed on December 31, 2020 and was recorded on May 25, 2021.
The two properties have 109,422 square feet of built space and 0 square feet of additional air rights for a total buildable of 80,840 square feet according to PincusCo analysis of city data. The loan price per built square foot is $152 per the PincusCo analysis.
The signatory for Israel Weinberger was Moshe Greenzweig. The signatory for New York Community Bank was John Feijoo.

The owners according to the Department of Housing Preservation and Development includes Moe Greenzweig, head officer and Victor Dilone, site manager. The business entity is 2-12 Pinehurst, Llc.
