Hudson Companies through the entity Sandy Bergen LLC as borrower signed a refi loan with lender MUFG Union Bank valued at $32.8 million for seven rentals including the 24-unit rental (C1) at 1089 East 73rd Street in Bergen Beach, Brooklyn, 24-unit rental (C1) at 1073 East 73rd Street in Bergen Beach, Brooklyn, and 24-unit rental (C1) at N/A East 73rd Street in Bergen Beach, Brooklyn.
The deal closed on November 15, 2021 and was recorded on December 7, 2021.
The seven properties have 167,850 square feet of built space and 40,441 square feet of additional air rights for a total buildable of 182,602 square feet according to PincusCo analysis of city data. The loan price per built square foot is $195 and the price per buildable square foot is $179 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
