HKS signs $22.3M construction loan with Valley National Bank for development in Fordham Manor

HKS Capital Partners through the entity 2499 Sedgwick Development LLC as borrower signed a loan with lender Valley National Bank valued at $18.5 million for the midblock development building at 2499 Sedgwick Avenue in Fordham Manor, Bronx.
Kim Tasher of SKF Development filed plans on this tax lot using the address 2501 Sedgwick Avenue in 2019 for a 121-unit project with 105,302 square feet, Yimby reported at the time.
The loan closed on March 4, 2022 and was recorded on March 11, 2022.The property has zero square feet of built space and 77,193 square feet of additional air rights for a total buildable of 77,193 square feet according to PincusCo analysis of city data. The loan price per buildable square foot is $239 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The owner bought the property on May 22, 2019, for $2.8 million.

The 2499 Sedgwick Avenue parcel has frontage of 226 feet and is 124 feet deep with a total lot size of 31,767 square feet. The lot is irregular. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $635,000.
