Hirshmark Capital buys $1.9M note secured by 10-unit rental in Bed-Stuy

Hirshmark Capital through the entity 498 Jefferson Funding LLC bought a note with an original principal of $1.9 million from Dime Community Bank secured by Oscar Kohn’s 10-unit rental (C1) at 498 Jefferson Avenue in Bedford-Stuyvesant, Brooklyn.
The deal closed on June 7, 2021 and was recorded on June 16, 2021.
The property has 9,692 square feet of built space and 0 square feet of additional air rights for a total buildable of 7,000 square feet according to PincusCo analysis of city data.

The owners according to the Department of Housing Preservation and Development includes Oscar Kohn, head officer and David Goldhirsch, agent. The business entity is Jefferson Street Realty 21 Corp.
Within a 400-foot radius of 498 Jefferson Avenue, PincusCo identified one commercial real estate item of interest occurred over the past 24 months.
It was a permit issued on December 29, 2020 for the $385,500 renovation of the 3,240-square-foot R-3 building with two residential units at 482 Jefferson Avenue.
