Heron Real Estate files plans for 140-unit mixed-use building in Gowanus
Heron Real Estate, on November 22, filed a permit application for construction of a 140-unit, 114,431-square-foot mixed-use building at 164 4th Avenue in Gowanus, Brooklyn. Roee Wiczyk filed the plans.
The filing representative did not immediately respond to a request for comment.
The plans are the 17th new building plans filed in Gowanus in 2021, and 11th plans filed in November alone.
PincusCo mapped out the 17 developments planned this year, to get a visual sense of where the buildings will stand in the neighborhood. Heron Real Estate’s plans can be seen in the north east portion of the map.

The plans call for the construction of a 175-foot-tall, 18-story building and were filed with the New York City Department of Buildings under job number B00632806. The development site spans one tax lot.
The project is described in the filing as: “Filing to erect a new 18-story mixed-use building. Affordable housing. This NB is located within the Gowanus rezoning area and is pursuing FO approval/permit for 421A.”
According to the plans, the ground floor of the building will have a residential lobby, retail spaces, and an exercise room. The second floor will have 12 dwelling units, floors three through six will each have 11 dwelling units per floor, floors seven and eight will each have 10 dwelling units per floor, floors nine and 10 will each have nine dwelling units per floor, the 11th floor will have 10 dwelling units, floors 12 through 15 will each have seven dwelling units per floor, and floors 16 and 17 will each have four dwelling units per floor. The 18th floor will have aa boiler and chiller plant room.
The architect listed is SBLM.
The property was acquired for $1.8 million on October 12, 2011.
