Haussmann Development borrows $12M from Goldman Sachs for residential development in Central Harlem
Haussmann Development, led by Josef Goodman, through the entity FDB 13 LLC as borrower signed a loan agreement with lender Goldman Sachs Bank USA valued at $11.8 million for 2 parcels at 2750 and 2754 Fredrick Douglass Boulevard in Central Harlem. The deal closed on January 6, 2020 and was recorded on January 17, 2020. The parcels are not adjacent.
Haussmann has filed two new building permit applications, one for each parcel, one for 12,283 square feet with 14 residential units, and the other for 11,697 square feet with 13 residential units.
The average loan per building plan square foot is $492.
The last time the property sold was December 28, 2018, when Haussmann bought it for $5,500,000. The Goldman Sachs construction loan replaced and added to $3 million of acquisition debt provided by David Schwartz’s Fort Amsterdam Capital.
There has been one demolition project filed for the parcels over the past five years. The demolition included 6 residential units.
