Hackman Capital acquires Kaufman Astoria, $382M in transfers recorded for $600M deal

Hackman Capital Partners purchased Kaufman Astoria Studios in four separate transactions with a total transfer price of $382 million, representing a portion of the deal with a reported value of $600 million. The reason for the discrepancy was not immediately clear, but could be the balance will be in debt. The transfers were not deeds, they were acquisitions at the entity level.

In the first transaction, Hackman Capital Partners through the entity On Stage Merger Sub, LLC acquired an interest from Kaufman Astoria Studios through the entity Astoria On Stage, LLC valued at $166.3M for office building (O5) at 36-06 34th Avenue in Astoria, Queens.
The deal closed on November 8, 2021 and was recorded on January 6, 2022.

(421368166)The DOB issued a new construction (NB) initial temporary certificate of occupancy for the building on August 19, 2020. (421368166) Plans for a 115,223 square-foot F-1 were filed on September 2, 2016 and were permitted on January 30, 2018.

In the second, Hackman Capital Partners through the entity Aslpii Merger Sub, L.P. acquired an interest from Kaufman Astoria Studios through the entity Astoria Studios Limited Partnership Ii valued at $132.1M for office building (J6) at 34-12 36th Street in Astoria, Queens, industrial (W1) at 35-02 36th Street in Astoria, Queens, and two-unit mixed-use building (S2) at 32-15 Broadway in Astoria, Queens.
The deal closed on November 8, 2021 and was recorded on January 6, 2022.

In the third, Hackman Capital Partners through the entity Kaufman Astoria Studios Holdings, LLC acquired an interest from Kaufman Astoria Studios through the entity Rosenbluth, Hal valued at $46.9M for office building (J6) at 34-37 36th Street in Astoria, Queens.
The deal closed on November 8, 2021 and was recorded on January 6, 2022.

In the fourth, Hackman Capital Partners through the entity Kaufman Astoria Studios Holdings, LLC acquired an interest from Kaufman Astoria Studios through the entity Pierce & Blackwell LLC valued at $37.2M for office building (O5) at 35-01 36th Street in Astoria, Queens.
