Guardian Realty signs $6M acquisition loan with Broadview for dev site in Borough Park

Guardian Realty Management through the entity Center BP 2 LLC as borrower signed an acquisition loan with lender Broadview Capital through the entity Broadview Capital LLC valued at $6 million for a development site at 1461 53rd Street and at 1457 53rd Street in Borough Park, Brooklyn.
The deal closed on January 14, 2026 and was recorded on January 29, 2026. The two properties have 3,396 square feet of built space and 17,893 square feet of additional air rights for a total buildable of 21,298 square feet according to a PincusCo analysis of city data. The loan price per built square foot is $1,766 and the price per buildable square foot is $281 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Guardian Realty Management was Isaac Mordche Simkowitz .

The second largest is a 10-unit, 12,654 square-foot residential (R-2) building submitted by Chaim Simkowitz and filed by 1457 53rd Street Llc with plans filed January 22, 2026 and it has not been permitted yet.
The majority, or 62 percent of the 212,820 square feet of built space are elevator buildings, with walkup buildings next occupying 38 percent of the space.
