Greenbrook Partners pays $7.3M to Oren Hakim for mixed-use buildings in Brooklyn
Greenbrook Partners pays $7.29 million to Oren Hakim for rental buildings in Brooklyn in two separate transactions.
In the larger, Greenbrook Partners through the entity Greenbrook THR Owner II, L.L.C. paid $3.7 million to Oren Hakim through the entity 527 Group LLC for four-unit mixed-use building (S9) at 527 Carroll Street in Gowanus, Brooklyn.
The deal closed on September 8, 2021 and was recorded on September 16, 2021.
The property has 3,500 square feet of built space and 1,500 square feet of additional air rights for a total buildable of 5,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,057 and the price per buildable square foot is $740 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on November 16, 2015, for $3.4 million.
The signatory for 527 Group LLC was Rosemary Hayden. The signatory for Greenbrook Partners was Jill Alllegretti.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
The former owner according to the Department of Housing Preservation and Development was Oren Hakim, head officer. The business entity was 527 Group Llc.
Within a 400-foot radius of 527 Carroll Street, PincusCo identified five commercial real estate items of interests occurred over the past 24 months.
Of those five items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on September 28, 2020 for the $827,107.0 renovation of 6,669-square-foot F-2 building with N/A residential units at 545 President Street.
One of those five items was a sale which Avery Hall Investments bought the 3,740-square-foot, one-unit industrial (E1) on 9 Denton Place and one other property for $5.4 million from Ekaterini Kipriadis and Nick Karkas on June 16, 2021.
Of those five items, three were loans above $5 million totaling $60.4 million. The most recent of the three was RJ Hospitality which borrowed $21.5 million from State Bank of Texas secured by the 52,500-square-foot, one-unit hotel (HS) on 561 President Street on June 9, 2021.

The sale price per built square foot is $736 and the price per buildable square foot is $718 per the PincusCo analysis.
