Greenbrook Partners pays $5M to Crosstown Companies for rental in Park Slope

Greenbrook Partners through the entity 258 6 Ave, LLC paid $5 million to Crosstown Companies through the entity Franton Associates LLC for seven-unit rental (C7) at 258 6th Avenue in Park Slope, Brooklyn.
The deal closed on August 5, 2021 and was recorded on August 18, 2021.
The property has 9,500 square feet of built space and 0 square feet of additional air rights for a total buildable of 4,500 square feet according to PincusCo analysis of city data. The sale price per built square foot is $526 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Crosstown Companies was Anthony Musto. The signatory for Greenbrook Partners was Greg Fournier.

The former owners according to the Department of Housing Preservation and Development included Anthony Musto, head officer and Frank Longo, officer. The business entity was Franton Associaties Llc.

Within a 400-foot radius of 258 6th Avenue, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a sale which Greenbrook Partners bought the 8,020-square-foot, eight-unit rental (C1) on 285 6th Avenue for $6.6 million from Lori Casey on January 14, 2020.
