Greenbrook Partners pays $4.6M for 6-unit rental in Bed-Stuy

Greenbrook Partners through its Greenbrook THR Owner II, L.L.C. paid $4.6 million to Yehuda Cohen’s 64 Macon Management LLC for the six-unit rental (C2) at 64 Macon Street in Bedford-Stuyvesant, Brooklyn.
The deal closed on June 9, 2021 and was recorded on June 19, 2021.
The property has 4,500 square feet of built space and 3,480 square feet of additional air rights for a total buildable of 8,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,022 and the price per buildable square foot is $575 per the PincusCo analysis.
The owner bought the property on September 13, 2019, for $2.3 million.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000.
The former owners according to the Department of Housing Preservation and Development included Yehuda Cohen, head officer and Yisroel Kanar, agent. The business entities were 64 Macon Management Llc.
Within a 400-foot radius of 64 Macon Street, PincusCo identified one commercial real estate item of interest occurred over the past 24 months.
It was a loan in which Ezra Ashkenazi borrowed $6.5 million from Morgan Stanley Bank secured by the 17,120-square-foot, seven-unit office building (O5) on 1295 Fulton Street on January 2, 2020.
