Gramercy Park condo sells for $13.5M

A-2 Trust through the entity Jtc Trustees (USA) Ltd., As Trustee paid $13.5 million to Victoria Harbour LLC for condo (SC) unit 7 at 18 Gramercy Park South in Gramercy, Manhattan.
The deal closed on August 19, 2021 and was recorded on September 8, 2021.
The property has 4,207 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $3,208 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The signatory for Victoria Harbour LLC was Daniel David Schwarz. The signatory for A-2 Trust was M. Nader Aharai.

Within a 400-foot radius of 18 Gramercy Park South, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was for major renovation including a certificate of occupancy change. It was a permit issued on March 10, 2020 for the $325,000 renovation of 21,938-square-foot B building with no residential units at 61 Gramercy Park North.
Of those four items, three were loans above $5 million totaling $35.0 million. The most recent of the three was Buchbinder & Warren which borrowed $14.5 million from National Consumer Cooperative Bank secured by the 55,049-square-foot, 25-unit co-op (D0) on 112 East 19th Street on June 15, 2021.
