Gina Argento of Broadway Stages, through the entity Wythe Avenue Properties, LLC as borrower signed a refi loan with lender Citizens Bank valued at $15.6 million for two properties with 38 residential units including the 38-unit residential elevator building (D1) at 70 North 9th Street in Williamsburg, Brooklyn and live theater building (J5) at 64 North 9th Street in Williamsburg, Brooklyn.
The deal closed on July 31, 2025 and was recorded on September 30, 2025. The prior lender was Citizens Bank which held debt that had an original loan amount of $21.7 million. The two properties have 79,355 square feet of built space and 20,315 square feet of additional air rights according to a PincusCo analysis of city data. The loan price per built square foot is $196 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Gina Argento was Gina J. Argento . The signatory for Citizens Bank was Elias Djecki.

Prior sales and revenue

The owners according to the Department of Housing Preservation and Development includes Gina Argento, head officer and Michael Christopher, agent. The business entities are Proactive Capital Management Inc and Wythe Ave Properties Llc.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the properties for the past 24 months. In addition, according to city public data, the properties have received $3,200 in OATH penalties in the last year.

Development

For the tax lot buildings, two out of the two buildings received a initial certificate of occupancy in the last ten years. There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.

The block

On the tax block of 70 North 9th Street, PincusCo has identified the owners of five of the nine commercial properties representing 89,948 square feet of the 107,454 square feet. The largest owner is Broadway Stages, followed by Sophie Chea and then Flatiron Real Estate Advisors.
There are no active new building construction projects on this tax block.

The majority, or 50 percent of the 107,454 square feet of built space are elevator buildings, with specialty buildings next occupying 24 percent of the space.
