Gary Spindler and F. Roy Schoenberg acquire Yorkville parking garage for $18.5M

Gary Spindler of Park It Management and F. Roy Schoenberg paid $18.5 million to Janet Greenberg, Deborah Diamond and Nancy Anderson for a 32,500-square-foot parking garage at 1832 Second Avenue, that also has an entrance on 95th Street, in Yorkville.

Gary Spindler acquired a 66.7 percent interest and F. Roy Schoenberg a 33.3 percent interest, in three separate transactions.
The three tenant-in-common interests were all put into contract on November 7, 2019. Janet Greenberg and Deborah Diamond at 25 percent each valued at $5.25 million each and Nancy Anderson for a 50 percent interest valued at $8 million. Spindler owns an adjacent 10-unit walk-up at 302 East 95th Street.

In the first transaction, Spindler through his Posam Holdings LLC and Schoenberg paid the entity Rosenphil LLC $8 million for a 50 percent interest in 1832 2nd Avenue in Yorkville. The deal closed on April 29, 2020, and was recorded on May 1, 2020.

In the second transaction, Spindler and Schoenberg paid Jandm LLC $5.25 million for 1832 2nd Avenue in Yorkville. The deal closed on April 29, 2020, and was recorded on May 1, 2020.

In the third transaction, Spindler and Schoenberg paid Murrayrayedebbie, LLC $5.25 million for 1832 2nd Avenue in Yorkville. The deal closed on April 29, 2020, and was recorded on May 1, 2020.

Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. There was one renovation/alteration project (A2) applied for with a total estimated value of $55,000.
