Gabriel Nussbaum pays $6.2M for mixed-use building in Brooklyn Heights
Gabriel Nussbaum through the entity Fenja LLC paid $6.2 million to Howard M. Schneider through the entity Schneider, Howard M for mixed-use building at 159 Clinton Street in Brooklyn Heights, Brooklyn.
The deal closed on February 9, 2022 and was recorded on February 16, 2022.
The property has 3,780 square feet of built space and 453 square feet of additional air rights for a total buildable of 4,235 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,652 and the price per buildable square foot is $1,474 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

They were one permit applications with a total initial cost of $1.2 million and one initial temporary certificate of occupancy issuance for a project that initially costed $662,000. The most recent of these two items was the filing on October 7, 2021 for a 6,352-square-foot R-2 building with four residential units at 175 Clinton Street.
One of those three items was a sale which Leigh Penner bought the 4,670-square-foot, two-unit two-family building (B3) on 47 Sidney Place for $10.4 million from Matthew Luckett on July 7, 2021.
