Extell spotlight: two NB plans in Nov., at least 4,946 units planned since 2008

In the month of November, Extell Development filed plans for two large buildings in Yorkville, Manhattan. The first plans called for the construction of a 459-unit, 471,953-square-foot building with two towers at 1637 First Avenue and the second plans called for the construction of a 322,838-square-foot mixed-use medical building at 1522 First Avenue.
Extell development is one of the city’s most active developers, with at least four new building plans being filed this year alone. The other two plans filed this year came back in April, when the developer filed plans for a 670-key 242,759-square-foot, mixed-use hotel building at 1710 Broadway in Midtown West and a 400-key, 208,962-square-foot mixed-use hotel at 201 West 54th Street in Midtown West.
The developer also filed three plans last year. The first called for the construction of a 354,350-square-foot office building at 180 East 125th Street in East Harlem, the second called for the construction of a 194,552-square-foot office building at 740 Eighth Avenue in Times Square, and the third called for the construction of a 534-key, 168,897-square-foot hotel building at 32 West 48th Street in Midtown West.
Not only has Extell been among the most active developers of both office and hotel buildings since the start of 2020, the developer has consistently filed plans for new development for over the last decade.
PincusCo identified 21 new building plans filed by Extell since the start of 2008. The analysis did not include any plans for buildings less than 2,000 square feet in size or plans for projects that had been marked as withdrawn. Over the period, the developer filed plans for 14 residential buildings, four hotels, and three office buildings, one of which was the medical office plans filed this month.
