Extell seeks to increase height of 543-unit East Harlem resi project

Extell Development filed an application September 21 with the Department of City Planning seeking to increase the height of a proposed 543-unit mixed-use project at 180 East 125th Street in East Harlem, Manhattan to 15 stories. The application envisions a 412,223-square-foot building with 387,083 square feet of residential. Of that, up to 30 percent would be affordable. The ground floor would be occupied by approximately 24,508 square feet of commercial use including 6,194 square feet for a Brooklyn Fare grocery store.
“The proposed 6,194 square-foot FRESH food store [Brooklyn Fare], which would generate 6,194 square feet of addition residential floor area would, therefore, be permitted under ZR Section 63-023,” the documents say. Extell’s application link.

The plans seek to increase the height of the building compared to the amended project filed with the New York City Department of Buildings (121207504) on the site, which sought to build a 13-story building with 479 residential units, as PincusCo first reported in January 2022.

According to application, “The Proposed Development would occur on lot 27 (“Development Site”) which occupies approximately 42,540 square feet of the Zoning Lot. The Applicant for the project is the ground Lessee of Lot 27, and is a separate entity from the owner of Zoning Lot, 160 East 125th Owner LLC (the “Owner”). The MTA is in the process of acquiring fee title to Lot 20 in order to construct, as a part of Phase II of the Second Avenue Subway, a major subway terminal and intermodal transfer facility at 125th Street and Lexington Avenue. Lot 20 would be developed in the future in coordination with the MTA’s plans for the subway terminal at 125th Street.”
