Extell permitted for 534-key hotel in Midtown West, one of firm’s three large hotels planned since 2020
Gary Barnett’s Extell Development, on October 6, received a permit for the construction of a 534-key, 168,897-square-foot hotel building at 32 West 48th Street in Midtown West.
Extell has been one of the most prolific developers in the last couple years, with plans for at least five new buildings filed since the start of last year.
The developer has at least three active hotel plans since the start of 2020. Aside from these plans, the developer filed plans earlier this year calling for a 670-key, 242,759-square-foot, mixed-use hotel building at 1710 Broadway and a 400-key, 208,962-square-foot mixed-use hotel at 201 West 54th Street in Midtown West.
Additionally, the developer has filed plans for at least two office buildings since the start of 2020. The developer filed plans for a 120-foot tall, nine-story, 354,350-square-foot office building at 180 East 125th Street in East Harlem on April 8, 2020, and a 164-foot tall, 10-story 194,552-square-foot office building at 740 Eighth Avenue in Times Square on June 18, 2020.
These plans, pre-filed on November 20, 2020, call for the construction of a 456-foot tall, 33-story, 168,897-square-foot hotel building with 534 residential units.
The project is described in the filings as: construction of a new building.
Per the plans, the ground floor will have retail space, a lobby, restaurant, and an office. The second floor will have two restaurants and a lounge. The fourth floor will have 17 hotel rooms, the fifth floor will have 20 hotel rooms, floors six and seven will have 19 hotel rooms, floors eight through 10 will each have 22 hotel rooms per floor, floors 11 through 15 will each have 21 hotel units per floor, floors 16 through 22 will each have 20 hotel rooms per floor, floors 23 through 25 will each have 19 hotel rooms per floor, and floors 26 through 30 will each have 18 hotel rooms per floor. The roof will have a restaurant. The cellar will have a cafe, gym, retail space, and lockers.

The property was acquired for $40 million on October 26, 2018. In February of 2020, Extell sold one of the parcels in the assemblage, located at 25 West 47th Street, for $9.5 million.
