Extell files plans for 322K mixed-use medical building in Yorkville
Gary Barnett’s Extell Development, on November 23, filed a permit application for construction of a 322,838-square-foot mixed-use medical building at 1522 First Avenue in Yorkville, Manhattan. The owner representative in the filing was David Rothstein of Extell.
The developer has spent over a decade acquiring the Yorkville assemblage which spans 514-1528 First Avenue, 401-403 East 79th Street and 400-402 East 80th Street.
According to a report from The Real Deal, many of the purchases were made in secret and at times other owners would act as a shield to maintain the secrecy of the site.
With that being said, plans for the assemblage have been in the public for several years now. Last week Extell officially filed a permit application for construction of a 459-unit, 471,953-square-foot building at 1637 First Avenue in Yorkville.
The plans call for the construction of a 426-foot-tall, 31-story building and were filed with the New York City Department of Buildings under job number M00623712. The development site spans multiple tax lots.

According to the plans, the ground floor of the building will have retail space, a medical office lobby. Floors two through eight will have ambulatory care space. The seventh floor will also have a balcony. Floors nine through 28 will have what is referred to as “C facility” space. The 11th floor will have balconies.
