Extell files plans for 195K sf office building west of Times Square
Extell Development, on June 18, filed a permit application for construction of a 194,552-square-foot office building at 740 Eighth Avenue in Times Square.
The plans call for the construction of a 164-foot tall, 10-story, office building. The plans identify 11 tax lots that will be part of the development site. Gary Barnett is chairman and founder of Extell.
The project is described in the filings as: construction of a new building.
The building will have retail space in the sub-cellar and ground floor, per the plans. The ground floor will also have office and storage space, a lobby, and loading dock. Floors two and three will have a service lobby and office space, while floors 4 through 10 will add additional office space.
SLCE Architects will be responsible for the project.
Extell acquired a portion of the development site through an unconventional deal with the Related Companies. The developer traded its One Hudson Yards property, where they had planned to build an office building, to Related for their Eighth Avenue site, plus a payment by Related of $168 million. Related has since rebranded the site as 55 Hudson Yards.
After Extell filed demolition plans for the Eighth Avenue site in the fall of 2019, there was speculation that the property would be used to construct a supertall.
Another major Extell development, a 225,000-square-foot, 445-unit hotel located at 159 West 48th Street which is being developed along with Hard Rock International, is on track to be completed sometime in the second half of 2021 or early 2022.
