Emeric, Ami Weinstock file six DOB projects with 594 units in Jamaica

Ami Weinstock, who is affiliated with Emeric Weinstock as well as the contracting firm Top Cooling HVAC, filed six plans last week, each for a residential building with 99 unit arrayed along 165th Street starting at the corner of 89th Avenue and running south towards, but not reaching, Jamaica Avenue.
The properties have been owned by the Fruchthandler family’s FBE Limited, which in March of 2024 combined what had been six tax parcels into one condominium structure with two tax lots, 1001 and 1002. Lot 1001 is far larger, encompassing most of the development site, while lot 1002 is much smaller.
The filings underscore the impact of the 485x law which requires a $40 minimum wage for projects with 100 or more units, as The Real Deal has reported.
The projects plan to have a combined 432,484 in residential space, for an average of 728 square feet each, and 6,477 square feet in commercial space.
No diagrams of the properties have been submitted to the city’s Department of Buildings.

There were two new building permit applications and one new building permit. The most recent of these three items was a filing on July 11, 2025 for a 438,961-square-foot residential (R-2) building with 99 residential units at 89-49 165th Street.
