Elms Realty Corp. files plans to convert five floors to offices in Queens

Elms Realty Corp, on May 6, filed a permit application for a $4 million change in use of five floors of the 77,440-square-foot office building at 40-09 21st Street in Queens.

The plans call for no change in size but a change in use of floors two through six of the 72-foot tall, 6-story building.

The project is described in the filings as: renovate existing building as per plans filed. Change existing use from factory to offices on second through sixth floors and mercantile use on the first floor. The initial cost as reported in the DOB filing for the work described in this permit application is $3,972,000.
