Elie Fouerti files demo plans to make way for 225-unit East Harlem project

Elie Fouerti filed plans with the New York City Department of Buildings to demolish a two-story auto repair garage at 2013 Third Avenue in East Harlem on April 17, 2023, to make way for a new development that will span the block front of Third Avenue from 110th Street to 111th Street. The plan was filed with the New York City Department of Buildings on April 18, 2023 under job number M00857529.
The Real Deal reported last fall on a legal dispute between the long-time tenant in the building, the repair shop Prestige Automotive, and the developers, which the article says includes Sergey Rybak of Rybak Development. A source says the dispute has been resolved.
Fouerti originally filed two plans for the block front just over a year ago, one for the north portion of the block with 84 units and one for the south portion with 91 units. A source says the two plans will be combined into one building with a total of about 225 units.
The developer, who founded Appliances Connection, is working on another large project in the city, in Coney Island, with 191 units, according to a 2021 permit application.
The original East Harlem plan for the north was for an 84-unit, 103,885 square-foot residential (R-2) building at 2013 Third Avenue. The plan was filed with the New York City Department of Buildings on March 8, 2022 under job number M00688138.
The original plan for the south was for a 91-unit, 114,582 square-foot residential (R-2) building at 2005 Third Avenue. The plan was filed with the New York City Department of Buildings on March 6, 2022 under job number M00688136.
At the time the plans were filed, the properties were under different tax lots, but now the entire site is under tax lot 1.
