Eden Ashourzadeh through the entity 174 Meserole Partners LLC paid $2.6 million to the entity Estate Of Raymond Gonzalez for the five-unit residential walkup building (C2) at 174 Meserole Street in Williamsburg, Brooklyn.
The deal closed on January 20, 2023 and was recorded on January 30, 2023. The property has 4,875 square feet of built space and 1,200 square feet of additional air rights for a total buildable of 6,075 square feet according to PincusCo analysis of city data. The sale price per built square foot is $543 and the price per buildable square foot is $436 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Eddie Gonzalez and Raymond Gonzalez estate was Eddie Gonzalez and Henry Gonzalez. The signatories for 174 Meserole Partners LLC were Eden Ashourzadeh and Daniel Rabanipour. Eden Ashourzadeh is a former member of the now-defunct Ink Property Group, which the New York Attorney General in 2022 fined for violations of rent stabilization laws.

The property

The 174 Meserole Street parcel has frontage of 25 feet and is 100 feet deep with a total lot size of 2,500 square feet. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The city-designated market value for the property in 2022 is $1.5 million.

Violations and lawsuits

There were no lawsuits or bankruptcies filed against the property since September of 2020. In addition, according to city public data, the property has not received any significant violations in the last year.

Development

There are no active new building construction projects or major alteration projects with initial costs more than $5 million on this tax lot.

The block

On this tax block, PincusCo has identified the owners of 15 of the 28 commercial properties representing 102,378 square feet of the 159,971 square feet. The largest owner is Zvi Markowitz, followed by Solomon Kubitshuk and then Raymond &Eddie Gonzalez.
On the tax block, there was one new building construction project filed totaling 6,806 square feet. It is a 10-unit, 6,806-square-foot R-2 building developed by Solomon Kubitchek with plans filed November 21, 2018 and it has not been permitted yet.

The majority, or 69 percent of the 159,971 square feet of built space are walkup buildings, with mixed-use buildings next occupying 31 percent of the space.
