Dynamic Star files plans for multi-tower, 602-unit development in University Heights, most units planned in nabe in over 20 years

Dynamic Star, a Connecticut-based development firm led by Gary Segal, on November 8, filed a permit application for construction of a 602-unit, 582,122-square-foot mixed-use building at 320 West Fordham Road in University Heights, Bronx. The site is commonly referred to as Fordham Landing. Brad Zackson, director of development with the firm, filed the plans.

According to the plans, the development will be comprised of four different towers. From the zoning documents, it appears three of the towers will have a shared base, while the fourth tower will be separate.

The plans call for the construction of the most residential dwelling units in the neighborhood in at least the last 20 years, according to an analysis of DOB filings. University Heights does not experience much new development, in fact, from the start of 2001 through the end of 2020, there were only 73 new building plans filed in the neighborhood, which called for a total of 474 dwelling units.

Large development plans have been floated at the site for years now. In 2014, renderings surfaced of what the site could look like with a series of large residential buildings.

The property was acquired by Dynamic Star for $31.6 million on April 2, 2019 from a group of individuals from the Lasala and other families.

Earlier this year the developer unveiled plans for a $3.5 billion project at the site which could ultimately lead to the development of 3,000 dwelling units, 800,000 square feet of life sciences space, 600,000 square feet of office space, 50,000 square feet of retail space, and 80,000-square-foot public school and 12 acres of open green space.

The larger plans involve the acquisition and rezoning of additional properties along the waterfront.

These newly filed plans call for the construction of a 175-foot-tall, 17-story building and were filed with the New York City Department of Buildings under job number X00602987. The development site spans one tax lot.

The project is described in the filing as: Filing to erect a 17-story community facility and residential Building. Affordable housing. HUB consultation accepted on 10/12/21. Please note, this NB is also pursuing FO approval/permit for 421A.

Per the plans, the ground floor of the development of towers one through three will have a school, fitness studio, gym, playroom, dog spa, lounges, and a lobby. The second floor will have work space, study lounges, meeting rooms, and school space. The third floor will have school space, a roof terrace, office space, a lobby, lounges, and 13 dwelling units. The upper floors of the towers will be used for residential units, terraces, and amenity space.

The ground floor of the fourth tower will have a lobby and seven dwelling units. The other units will span the building’s upper floors. The tower will also have several terraces, a swimming pool, and amenity space.

The plans also indicate the ground floor will have school space and several other amenities including a golf simulator, theater, and game room. However, it does not state which tower they will be in.

The architect listed is Perkins Eastman Architects.

Earlier this year the developer filed rezoning plans in an effort to develop a 26-story, 390-foot-tall commercial building at 23-10 Queens Plaza South in Long Island City. That building will have a total of 321,449 square feet, composed of 20,631 square feet of retail and exhibit space and 300,818 square feet of office space.
