Dynamic Star borrows $11M in purchase money mortgages for acquisition of property in University Heights

Dynamic Star led by Gary Segal, Brad Zackson and Penny Lee through the entity DS Fordham Landing 2 LLC as borrower signed two loan agreements for purchase money mortgages valued in total at $11.2 million for 1 parcel, including the tax class office building with two to six stories (O2) at 2371 Exterior Street in University Heights. The deal closed on December 30, 2019 and was recorded on January 29, 2020.

Dynamic Star at the same time bought the property for $12 million.
The DOB issued a new construction (NB) initial temporary certificate of occupancy for the building on January 3, 2013.
Over the past five years, there has been one NYC Department of Buildings permit application filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $100.
