Downtown Capital pays $9.3M to Elie Fouerti for industrial in East Harlem

Downtown Capital through the entity 2013 3rd Ave Qoz LLC paid $9.3 million to Elie Fouerti through the entity Ak Properties Group LLC for industrial (G2) at 2013 Third Avenue in East Harlem, Manhattan.
The deal closed on November 5, 2021 and was recorded on November 18, 2021.
The property has 15,600 square feet of built space and 67,827 square feet of additional air rights for a total buildable of 83,479 square feet according to PincusCo analysis of city data. The sale price per built square foot is $596 and the price per buildable square foot is $111 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
