Dhiren Mehta through the entity Om LLC paid $6.1 million to Samuel Schreiber through the entity B-Hattan, Inc. for the 15-unit residential elevator building (D1) at 304 West 102nd Street in the Upper West Side, Manhattan.
The deal closed on February 28, 2023 and was recorded on March 7, 2023. The property has 9,850 square feet of built space and 252 square feet of additional air rights for a total buildable of 10,092 square feet according to PincusCo analysis of city data. The sale price per built square foot is $616 and the price per buildable square foot is $601 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Samuel Schreiber was Samuel Schreiber. The signatory for Dhiren Mehta was Dhiren Mehta.
Prior sales and revenue
Prior to this transaction, PincusCo has no record that the buyer Dhiren Mehta had purchased any other properties and has no record it sold any properties over the past 24 months.
