Developer seeks to sell office condos for $53M in under-construction Bedford-Stuyvesant project

Developer Sam Polatsek submitted plans to sell 14 commercial condominium units at an under-construction building he is constructing at 31 Spencer Street for a total price of $53.3 million. The units are described as nine commercial units and five “other” units.

He filed the plans with the New York State Attorney General on March 19.

Polatsek filed new building plans with the Department of Buildings in 2017 calling for a 15-story building with parking and a cafeteria on the first floor, offices on floors two through six, as well as 13 through 15, and professional and community facility ambulatory diagnostic offices on floors seven through 11.

Foundation and building permits were issued in June 2019.

The developer bought the building from Joel Schwartz on June 6, 2019 for $10.5 million.
