Dennis Druzhinsky files plans for 40-unit resi building in Rockaway Park

Dennis Druzhinsky through the company 130 Beach 120 Rockaway LLC, on April 18, filed a permit application for construction of a 40-unit, 33,834-square-foot residential building at 130 Beach 120th Street in Rockaway Park, Queens.

There have been a total of five new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 80-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number Q00714437.

The development site spans two tax lots. The site had a width of 100 feet.

The project is described in the filing as: filing for new eight-story multiple dwelling building. A new certificate of occupancy will be obtained.

Per the plans, the ground floor of the building will have a residential lobby, roof terrace, and parking for 12 cars. The second floor will have seven dwelling units, recreation space, and outdoor open space. Floors three through five will each have seven dwelling units per floor. The sixth floor will have six dwelling units and open space. Floors seven and eight will have a total of two duplex units split between the floors.

The architect listed is Michael Muroff Architect LLC.

The property was acquired with two other properties for $4.5 million on January 28, 2022.
