Denali pays $15M for rental in Kingsbridge Heights, has bought $104M this year

Denali Management through the entity 147 W 230 LLC paid $15 million to Gabriel Klein through the entity K.S. Realty, L.P. for 71-unit rental (D7) at 147 West 230th Street in Kingsbridge Heights, Bronx.
Denali has recored at least 14 acquisitions in 2021 totaling $104 million, according to PincusCo data.
The deal closed on November 17, 2021 and was recorded on December 7, 2021.
The property has 66,984 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $223 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Gabriel Klein was Gabriel Klein. The signatory for Denali Management was Jonathan Wiener.
Over the past five years, there have been 2 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 2 renovation/alteration projects (A2) applied for with a total estimated value of $105,000.
The former owners according to the Department of Housing Preservation and Development included Gabriel Klein, head officer and Harley Friedman, agent. The business entity was K S Realty,L.P.

It was a loan in which Sharp Management borrowed $35.5 million from New York Community Bank secured by the 24,000-square-foot, 27-unit rental (C1) on 3030 Heath Avenue and six other properties on December 11, 2019.
