Denali Management pays $3.8M to Samuel Jacobowitz for rental in Fordham Heights
Denali Management through the entity 2390 C LLC paid $3.8 million to Samuel Jacobowitz through the entity 2390 Creston Realty LLC for 20-unit rental (C1) at 2390 Creston Avenue in Fordham Heights, Bronx.
The deal closed on December 9, 2021 and was recorded on December 16, 2021.
The property has 17,290 square feet of built space and 11,305 square feet of additional air rights for a total buildable of 28,595 square feet according to PincusCo analysis of city data. The sale price per built square foot is $219 and the price per buildable square foot is $132 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on September 17, 2014, for $2.2 million.
The signatory for Samuel Jacobowitz was Samuel Jacobowitz. The signatory for Denali Management was Nicholas T. Donovan.
In 2017 the debt was $3.375 million.
The former owners according to the Department of Housing Preservation and Development includes Sam Jacobs, head officer and Ernesto Azuara, site manager. The business entity is 2390 Creston Realty Llc.
Within a 400-foot radius of 2390 Creston Avenue, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was in new building development. It was a new building permit application filed on November 17, 2020 for a 29,440-square-foot R-2 building with 51 residential units at 113 E 184th Street.
Of those four items, two were sales above $5 million totaling $13.2 million. The most recent of the two was Alexis Baez which bought the 21,176-square-foot, 27-unit rental (C7) on 2359 Grand Concourse for $6.5 million from Rettner Building Management on October 29, 2021.
One of those four items was a loan which Gjek Popaj borrowed $8.8 million from Northeast Community Bank secured by the 0-square-foot industrial (G7) on 113 East 184th Street on October 22, 2021.
