Denali Management pays $14.8M to Rettner Realty for two properties in Wakefield

Denali Management through the entity 4755 Wp LLC paid $14.8 million to Rettner Realty through the entity Richardson Realty, LLC for 84-unit rental (D7) at 4755 White Plains Road in Wakefield, Bronx and industrial (G7) at 4740 Richardson Avenue in Wakefield, Bronx.
The deal closed on November 9, 2021 and was recorded on November 12, 2021.
The two properties have 87,900 square feet of built space and 3,750 square feet of additional air rights according to PincusCo analysis of city data. The sale price per built square foot is $168 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Rettner Realty was Ronald Rettner. The signatory for Denali Management was Ben Rieder.
Over the past five years, there have been 2 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 2 renovation/alteration projects (A2) applied for with a total estimated value of $19,000.
The owners according to the Department of Housing Preservation and Development includes Ronald Rettner, head officer and Arnaldo Rojas, officer. The business entity is Richardson Realty Llc.

They were one permit with a total initial cost of $450,550.0 and one initial temporary certificate of occupancy issuance for a project that initially costed $2.4 million. The most recent of these two items was the temporary certificate of occupancy on July 23, 2020 for a 29,184-square-foot R-2 building with 36 residential units at 4761 White Plains Road.
One of those four items was a loan which David Steinmetz borrowed $7.1 million from Sterling National Bank secured by the 28,300-square-foot, 36-unit rental (D1) on 4761 White Plains Road on October 14, 2020.
