L+M, BFC, Taconic receive TCO for 263-unit rental, The Artisan, in Essex Crossing

L+M Development Partners, Taconic Investment Partners and BFC Partners and others, on September 2, were issued a temporary certificate of occupancy for construction of a 263-unit, 348,584-square-foot mixed-use rental building, known as The Artisan, at 180 Broome Street in Essex Crossing, in the Lower East Side.

L+M, Taconic, and BFC along with the Prusik Group and Goldman Sachs Urban Investment Group are part of Delancey Street Associates, a joint development partnership which is developing Essex Crossing.

Essex Crossing is a collection of over 1,000 new residences, 350,000 square feet of office space, 100,000-square feet of green space and 300,000 square feet of retail space.

The 180 Broome Street plans, pre-filed on September 20, 2016 by L+M, call for the construction of a 260-foot tall, 25-story, mixed-use building. The time from pre-file to TCO was four years.

The project is described in the filings as: proposed: 25-story mixed-use new building.

According to the plans filed, the cellar of the development has a retail market. The ground floor is comprised of retail space, a residential lobby, office lobby, and market garden. Floors two through five will each have office and storage space. The sixth floor will have terraces, a theater, laundry room, lounge, and 12 dwelling units. The seventh floor will have 13 dwelling units while floors eight through 24 will each have 14 dwelling units. The 25th floor will have a residential terrace.

The building was designed by Handel Architects, according to the plans.

Last month a leasing launched for the rentals that range from studios to three-bedroom apartments in the building.

The property was acquired for $30 million on December 29, 2017.
