David Winter sells UES townhouse for $19M, below $21M purchase price
Buyers through the entity 73rd FM LLC paid $19 million to David Winter through the entity East 73rd Street LLC for townhouse (A4) at 26 East 73rd Street in the Upper East Side, Manhattan.
The deal closed on July 29, 2021 and was recorded on September 3, 2021.
The property has 6,900 square feet of built space and 9,808 square feet of additional air rights for a total buildable of 16,710 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,753 and the price per buildable square foot is $1,137 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

The property last sold in 2012 for $21 million, when David Winter bought it. David Winter is co-CEO of Standard Industries, a global industrial company that owns real estate through the Winter Organization and manages through Winter Properties.
Winter listed the property in 2916 for $36 million, The Real Deal reported at the time.
Within a 400-foot radius of 26 East 73rd Street, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on February 28, 2020 for the $5.0 million renovation of 0-square-foot R-3 building with one residential units at 39 East 74th Street.
Of those three items, two were sales above $5 million totaling $20.8 million. The most recent of the two was Rosy Path, LLC which bought the 6,755-square-foot, one-unit townhouse (A7) on 46 East 73rd Street for $11.6 million from Gayfryd D. Steinberg on July 7, 2021.
