David Gold is in contract to buy 1209 Park Avenue, a four-story brick-faced, walkup school building between 94th and 95th streets that had more than $2 million in deferred maintenance or necessary work to convert it to a home, according to a petition by the property owner, a nonprofit, seeking the state’s consent to sell it. The property is owned by Filipinas-Americas Science and Art Foundation, Inc. and is in a landmark district, and was originally listed for $5.5 million in April 2019, but potential buyers did not believe the associated air rights could be used, and over the past two years the price was cut and the broker Beth Benalloul of Corcoran did not receive many offers, she said in a narrative of the sale process. David Gold originally offered $3.2 million which matched another offer, but later raised it to $3.75 million, the final contract price. Court LINK
