David Eng through the entity 67 Fourth Avenue, LLC paid $3.8 million to Gustas Sheha through the entity Katikos, LLC for the midblock seven-unit residential walkup building at 38 Schermerhorn Street in Brooklyn Heights, Brooklyn.
The deal closed on May 9, 2022 and was recorded on May 17, 2022. The property has 3,590 square feet of built space and 137 square feet of additional air rights for a total buildable of 3,725 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,066 and the price per buildable square foot is $1,028 per the PincusCo analysis. The zoning is R6 which allows for up to 2.43 times floor area ratio (FAR) for residential. The property is in the Brooklyn Heights Historic District. The city-designated market value for the property in 2022 is $2.2 million.
