CubeSmart pays $45.5M to Storage Deluxe for property in LIC, part of $540M sale

CubeSmart through the entity Cubesmart 39-25 21St Street, LLC paid Storage Deluxe’s 21St Street DE LLC $45.5 million for 39-25 21st Street in Queens. The deal closed on December 22, 2020 and was recorded on January 19, 2021. The transaction consists of 1 parcel, including the tax class warehouse or self storage (E7). The property is 87,340 square feet.
The average sale price per square foot is $521.

This is part of an announced $540 million transaction between Storage Deluxe and CubeSmart.  The contract date was October 21, 2020.
