Alberto Smeke of CSC Real Estate submitted a major alteration application for the conversion of six floors of a commercial office (COM) building at 300 East 42nd Street in Murray Hill, Manhattan, to 77 residential units. The plan was filed with the New York City Department of Buildings on August 10, 2025 under job number M01254875. It calls for a renovation of a portion of the 17-story building. The project is described in the filing as: residential conversion of floors 6 to 9, 14, 15 of existing office and retail building.

Ten31 reported in April 2025 that CSC would develop 135 rental units in the building. Other developers have added residential units in a piecemeal fashion to office buildings, such as Albert Srour, as PincusCo has reported.

The Smeke family’s CSC Real Estate partnered with David Werner Real Estate Investments to buy the building in a short sale, valued at $52 million, from Meadow Partners and Somerset Partners . As part of that sale transaction, David Werner retained control of the ground floor and basement retail through a 99-year lease, and CSC Real Estate controls the upper portion of the building.

The DOB plans call for retail in a below-ground space, and “eating and drinking establishment including limited musical entertainment” on first floor and mezzanine. They call for offices on floors two through five, and 16 through 18, then apartments on floors six through nine, and floors 14 and 15. Floors 10, 11, 12 and penthouse floors 18 and 19 do not have a proposed use in this filing.
