CSC Coliving signs contract to buy landmarked Harlem church for $11.35M
Sal and Alberto Smeke’s CSC Coliving signed a contract to buy the Central Harlem All Saints Catholic Church for $11.35 million which includes two parcels. at 41 and 47 East 129th Street. The two parcels have a combined zoning lot of approximately 22,400 square feet. The church is part of the Archdiocese of New York.
The church property, at 41 East 129th Street, runs the entire length of Madison Avenue between 129th and 130th streets. The church and school building were designated New York City landmarks in 2007.
The sale contract was signed November 25 with Sal Smeke as the signatory for the buyer. The closing date was not specified in the contract as reported in court records.
The seller is the Roman Catholic Church of Saint Charles Borromeo and All Saints. The contract deposit was $1.135 million. The broker for the sale was Denham Wolf Real Estate Services. The contract was disclosed in a petition filed by the church in New York State Supreme Court for its approval to sell the property, a requirement for nonprofit institutions.
This is the third building the Catholic Church has petitioned the state courts to sell since Friday. PincusCo reported on the other two yesterday. One was Slate Property Group which is to pay $9.5 million for a Fort Greene church, and Chris Jiashu Xu, who is to pay $5.5 million for church-owned vacant land in Woodside.
