Crest Group receives TCO following construction of 21K sf residential building in the UES
Enrico Scarda’s Crest Group, on August 25, was issued a temporary certificate of occupancy for construction of an 11-unit, 21,448-square-foot residential building at 1402 York Avenue in the Upper East Side.
The plans, pre-filed on April, 15, 2016, call for the construction of a 100-foot tall, 11-story residential building. The time from pre-file to TCO was four years and four months. In May, Scarda submitted plans to the New York State Attorney General to convert the building to a condop. Those plans have not yet been accepted.
The project is described in the filings as: erect new 11-story building.
The ground floor of the building has a residential lobby, fitness area, and one dwelling unit, per the plans. Floors two through 11 each have one dwelling unit as well. The roof has a tenant roof deck, however no recreational activities are permitted.
Early reports speculated that due to the size of the full floor units, the proposed building would most likely be a condominium. It was later revealed that the sizable units would actually be “homeownership” rentals, meaning tenants can put their rent payments towards potentially buying.
The architect for the development was Kossar + Garry Architects.
