$5.5M Penn Plaza pre-foreclosure: This is for unit 2010 at the commercial condominium building at 20 West 33rd Street, a commercial building that was developed into condos by 60 Guilders and Carlyle Group. DK Beauty bought the condo unit for $12.499 million on September 4, 2019. According to the complaint that lender Woori American Bank filed, “The accelerated amounts due under the Note and guarantees, as of the close of business, December 1, 2023, equaled $5,172,983.02, consisting of outstanding principal of $5,091,634.16, outstanding interest in the amount of $72,838.66, and $8,510.20 in late fees, plus any accrued legal fees and costs.” 60 Guilders and Carlyle Group are not involved in this litigation which is between Woori and the unit borrower.

$3.4M Fort Greene bankruptcy: Roger Bradshaw of Alexa & Roger Inc. filed the bankruptcy petition on December 1, 2023. Bradshaw bought the subject building, 381 Myrtle Avenue in Fort Greene, Brooklyn, on March 13, 2000 for $300,000. Roger Bradshaw of Alexa And Roger submitted a major alteration application for a rehab of the two-unit, 5,782 square-foot commercial (COM) building at 381 Myrtle Avenue in Fort Greene, Brooklyn. The plan was filed with the New York City Department of Buildings on September 10, 2019 under job number 321984992. It calls for a rehab of the two-story building. The project is described in the filing as: convert day care center to day nursery ages two weeks to two yrs old. The owners have also used the name Alexa and Roger Inc. as an owner entity in city records. The owners borrowed $2.3 million in January 2022 from Broadfield Realty Capital.
