Courts roundup: $18.9M pre-foreclosure on Dynamic Star affiliate; Spencer Equity sues tenants

Courts roundup: There were no commercial real estate bankruptcies filed in New York City yesterday. There was one commercial foreclosure.

$18.9M pre-foreclosure on Dynamic Star affiliate’s Bronx parcel: The lender Brucha Holdings with the signatory Sheldon Zafir filed to foreclose on an $18.85 million loan provided to an affiliate of Gary Segal and his Dynamic Star and secured by two parcels in the Bronx. Dynamic Star has assembled several properties nearby, including 320 West Fordham Road. 
Segal bought the parcel with an address of 2475 Exterior Street for $18 million from the railroad CSX, and at the same time obtained financing from Zafir for $18.85 million. LINK

Spencer Equity seeks $162K from Spire Lofts tenants: Joel Gluck’s Spencer Equity filed nine suits against tenants this week seeking $161,859 in alleged unpaid rent due for the three months January through March 2021 at Spire Lofts at 163 North 6th Street aka 180 North 7th Street,  in Williamsburg, Brooklyn. Gluck had sought to refinance on the Tel Aviv Stock Exchange but did not, The Real Deal reported in 2019. LINK
