The entity Oak Shade LLC paid $49 million to Menemshovitz NY Realty, Inc. for condo (SC) units 5 and 6 at 421 Broome Street in Little Italy, Manhattan.
The deal closed on November 4, 2021 and was recorded on November 16, 2021.

The two properties have 11,933 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $4,106 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Menemshovitz NY Realty, Inc. was Sandor Kraus. The signatory for Oak Shade LLC was Mark J. Eberle.
