Condo declaration recorded for Tishman’s $826M 11 Hoyt Street

The condominium declaration was recorded for Tishman Speyer’s $826 million project at 11 Hoyt Street in Brooklyn Heights.
Tishman, through its 11 Hoyt Property Owner, L.P. as sponsor filed the plans for its 481-unit building at 11 Hoyt Street in Brooklyn Heights. The city approved the filing on May 22, 2020 and it was recorded on November 4, 2020. Recording the condo declaration is one of the required steps before a condo unit can be sold.
The Tishman Speyer  project with 481 residential units has a current total sellout of $826.4 million, according to the New York State Attorney General. The last time the property sold was July 11, 2017, for $52,962,546.

Over the past five years, there have been 10 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. Of those there was one major renovation application including a certificate of occupancy change (A1) filed with a total estimated value of $268,805,000. Those filings sought to increase the number of residential units by 480 to 480 There were 9 renovation/alteration projects (A2) applied for with a total estimated value of $5,562,625.
