Rayman Rasheed through the entity Gess Property Inc. paid $2.2 million to CloudKitchens through the entity 4330 Bullard Ave Brx LLC for the industrial building (F4) at 4330 Bullard Avenue in Wakefield, the Bronx.
The deal closed on June 23, 2023 and was recorded on July 10, 2023. The property has 9,672 square feet of built space and 299 square feet of additional air rights for a total buildable of 9,999 square feet according to a PincusCo analysis of city data. The sale price per built square foot is $230 and the price per buildable square foot is $222 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on May 10, 2021, for $2.3 million. The signatory for Travis Kalanick’s CloudKitchens was Mark Morkos. The signatory for Rayman Rasheed was Rayman Rasheed.
Prior sales and revenue
Prior to this transaction, PincusCo has no record that the buyer Rayman Rasheed had purchased any other properties and has no record it sold any properties over the past 24 months.
