City schools pays $23.6M to Paul Gagliardi for industrial in Inwood

The New York City School Construction Authority pays $23.6 million to Paul Gagliardi for two industrial buildings in Inwood in two separate transactions.

In the first, the New York City School Construction Authority paid $16 million to Paul Gagliardi through the entity 3761 10th Avenue Realty Corp. for the industrial (G2) building at 3761 10th Avenue in Inwood, Manhattan.
The deal closed on July 13, 2021 and was recorded on July 23, 2021.
The property has 5,220 square feet of built space and 32,508 square feet of additional air rights for a total buildable of 37,800 square feet according to PincusCo analysis of city data. The sale price per buildable square foot is $423 per the PincusCo analysis.
The owner bought the property on 22-Aug-13, for $2.7 million.
The signatory for Paul Gagliardi was Paul Gagliardi. The signatory for New York City School Construction Authority was Steven W. Lawitts.
(123447779) Plans for a 8,776 square-foot commercial (B) building were filed on March 6, 2018.
Within a 400-foot radius of 3761 10th Avenue, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a sale which Paul Gagliardi bought the 14,928-square-foot, two-unit retail building (K1) on 417 West 202nd Street for $8 million from Sierra Assets Group on March 31, 2020.

In the second transaction, the New York City School Construction Authority paid $7.6 million to Paul Gagliardi through the entity 3769 10th Avenue Realty Corp. for retail building (K9) at 3769 10th Avenue in Inwood, Manhattan.
The deal closed on July 13, 2021 and was recorded on July 23, 2021.
The property has 10,260 square feet of built space and 7,400 square feet of additional air rights for a total buildable of 17,620 square feet according to PincusCo analysis of city data. The sale price per built square foot is $740 and the price per buildable square foot is $431 per the PincusCo analysis.
The owner bought the property on 27-Apr-15, for $3.1 million.
