City files plans for 153-unit resi building, most units in Bushwick in 12 months

The New York City Housing Authority, on March 1, filed a permit application for construction of a 153-unit, 100,053-square-foot building at 226 Grove Street in Bushwick, Brooklyn. Matthew Charney, vice president of real estate development for NYCHA, filed the plans.

According to an analysis of new building plans filed with the city’s Department of Buildings, these plans call for the construction of the most dwelling units in Bushwick in the previous 12 months. In total, there have been 19 new building plans filed in the neighborhood over that span.

The plans call for the construction of a 136-foot-tall, 13-story building and were filed with the New York City Department of Buildings under job number B00685211. The development site spans two tax lots.

The project is described in the filing as: new residential building comprised of below market rate units.

Per the plans, the ground floor of the building will have community facility space and a lounge. The second floor will have 13 dwelling units, and floors three through 12 will each have 14 dwelling units per floor. The 13th floor will have an exercise room and classroom space.

The architect listed is Chris Benedict, R.A.

The estimated job cost is listed at $30,000,000.
