Circle F Capital signs $90M construction loan with Parkview for FiDi mixed-use development
Circle F Capital through the entity 1 Park Row Development, LLC as borrower signed a new construction loan with lender Parkview Financial REIT valued at $90 million for the mixed-use development (K2) at 1 Park Row in Financial District, Manhattan.
The deal closed on May 27, 2021 and was recorded on June 11, 2021.
The signatory for Circle F Capital was Gary Feldman.
Gary Feldman is chairman of Circle F Capital. David Feldman of Circle F filed the 2019 alteration plans for the conversion of the building. The Real Deal and Yimby have identified the developer as Guardian Realty Management.
Within a 400-foot radius of 1 Park Row, PincusCo identified 11 commercial real estate items of interests occurred over the past 24 months.
Of those 11 items, eight were sales above $5 million totaling $195.5 million. The most recent of the eight was JTRE Holdings which bought the 30,000-square-foot, four-unit office building (O7) on 14 Vesey Street for $19 million from New York County Lawyers Association on May 7, 2021.
Of those 11 items, three were loans above $5 million totaling $135 million. The most recent of the three was Jack Terzi Real Estate which borrowed $8 million from CPIF Lending secured by the 30,000-square-foot, four-unit office building (O7) on 14 Vesey Street on May 26, 2021.
